• Use other alternatives to FHA and make HUD less of an industry impact. There are Local 'Loan-to-Own' services, there is your State Housing Authority, and there are centralized private institutions which loan to the FHA / HUD borrower at better fees and less MI.

The industry needs to get-out-of the Government box.

With the way the real estate market is today, I hope that they don't go overboard with MIPs

I understand the emphasis on home loans using the 203k. But do you know that this FHA product can be used for commercial properties with certain restrictions and guidelines in place?

Interesting information. Now that the jobs report is out, and even higher than anticipated, it will be interesting to see how Wall Street and the Feds react. I'm betting any increases in the mortgage rates will be incremental rather than causing buyers to not be able to afford a home. The title feels a little inflammatory. Point made though, it is a really good time to buy. We're in the 'golden moment' of low prices and low mortgages. Thanks for sharing this article!

Mostly because we've zeroed in on the renovation market. Down here I do a lot of 203K and HomePath loans. On average our borrowers are making down payments of 5K to 7K and after repairs seeing at least 30 to 40K in appreciation. Just closed a loan for a young couple who bought for 89K, made 40K in improvements with a final value of 220K. Not bad! You can't do that everywhere but many states are prime for equity appreciation when you look at foreclosed properties.

Well it does FEEL like things are turning and that is huge right? The perception and feeling among people to create optimism. Holding my breath for it. Still more foreclosures on horizon blah blah blah.

Looks like you are in an interesting market there in New Orleans. How are things there and what are you optimistic about?

Very interesting article, Information of this importance need to be available so uninformed folks could USE these opportunity to better themselves & the sector. With this in mind these programs need to be expanded to other regions.QUESTION:- when will the Realtors & the Construction industry get their act together, for the benefit of the Real Estate sector. Just an eg.The climbing gas price was halted due to complaints from the Retail Industry, Have we done enough to establish our concern?
